Late fee calculator for rent

A late fee on rent can be a flat amount, a percent of the rent, a charge for each day late, or a mix. Enter the rent, the days late and whichever fees your lease sets, with a cap if it has one, to get the late fee and the total owed. Many places limit late fees.

The formulas in words

  • Percent fee = monthly rent times the percent.
  • Daily fees = the fee per day times the days late.
  • Fees added together = flat fee plus percent fee plus daily fees.
  • Late fee = the fees added together, or the cap if you enter one and the total is higher.
  • Rent plus late fee = monthly rent plus the late fee.

How do I calculate a late fee on rent?

Add up the parts your lease sets. A flat fee is the same every time, a percent fee is the rent times the percent, and a daily fee is the amount per day times the days late. With $1,200 rent, a $50 flat fee and $5 a day for 5 days, the fee is $75.

How do I use a cap?

A cap is the most the fee can reach. Enter it, and the calculator uses the cap whenever the fees added together are higher. With a $150 cap and $190 of fees, the late fee is $150. Leave the cap empty if your lease has none.

How many days late should I enter?

Count the days after the date your lease says the fee starts. If the lease gives a grace period, start counting when it ends. Rent due on the 1st with a fee that starts on the 6th and is paid on the 10th is 4 days late, or 5 if the 6th counts as a day.

Is there a limit on late fees?

In many states and cities there is, such as a cap, a grace period or a rule about what counts as reasonable. Rules differ by place and by lease. This calculator does not state any limit, so check your local rules or ask a lawyer before you charge a fee.
