PDF tools and templates for small landlords
If you rent out a few units yourself, PDFinish gives you free fillable templates for the paperwork and simple tools to fill, sign, combine and shrink the PDFs. Everything runs in your browser, so tenant details stay on your device.
These templates and tools give general information only. They are not legal advice. Landlord and tenant rules differ by state and city, so check your local rules or ask a lawyer before you use a lease or notice.
The paperwork you handle, job by job
Lease
Fill in the parties, rent, deposit and term, then sign it. If a tenant has a copy on paper, scan it and merge the pages into one file.
Start from the Residential lease agreement template. Tools: Fill PDF, Sign PDF.
Rental application
Send the same form to every applicant, or fill it in together at a viewing. Lock a finished application with a password before you store it.
Start from the Rental application template. Tools: Fill PDF, Protect PDF.
Move-in checklist
Walk the unit room by room and record its condition. Add photos by turning them into a PDF, then merge them behind the checklist.
Start from the Move-in and move-out inspection checklist template. Tools: Fill PDF, JPG to PDF, Merge PDF.
Rent receipts
Make a receipt for each payment in a minute. Merge a year of them into one file and add page numbers to keep it tidy.
Start from the Rent receipt template. Tools: Fill PDF, Add Page Numbers.
Notices
Write a plain-language rent increase or late rent notice, save it, and keep a signed copy for your records.
Start from the Rent increase notice template. Tools: Fill PDF, Sign PDF.
Four tools cover most of it
Fill PDF
Type into a lease, application or checklist without printing it first.
Sign PDF
Add your signature to a lease or notice, drawn or typed, in your browser.
Merge PDF
Put a lease, its addendums and a checklist into one tidy file.
Compress PDF
Shrink a scanned lease so it fits in an email.
Files stay on your device. Most tools run in your browser, so nothing is uploaded.
Pricing for people who need PDFs a few times a year
Most landlords only touch a PDF around lease season. The free plan covers that: 2 tasks a day with no account, 10 with a free account, and files up to 50 MB.
If you would rather pay once than think about a subscription, there is a Lifetime founder deal at $50, limited to 500 seats. It covers all current and future Pro features. Sending documents for signature will be a separate add-on and is not included.
Prefer to pay only when you need it? Pro is $2.99 a month and you can cancel in one click.
Send a lease to your tenant to sign: coming later
Today you can sign your own copy. We are building a way to send a lease to a tenant and have them sign online. It will be a paid add-on, and it is not ready yet. Join the waitlist and we will email you once, when it opens.

Questions, answered
Are the landlord templates legal advice?
No. They are general-purpose forms. Rules about deposits, late fees, notice periods and required wording vary by place. Check your local rules or ask a lawyer before you rely on one.
Do my tenants' details stay private?
Yes. Templates and tools run in your browser, so the file stays on your device and we never see what you type. Most tools do not upload anything. Word, Excel and PowerPoint to PDF are the exceptions: they upload the file to our server and delete it when the conversion finishes.
Can my tenant sign the lease on their phone?
Not through PDFinish yet. You can sign your own copy now. Sending a lease for a tenant to sign is a planned paid add-on, and the waitlist on this page is how you hear first.
I only need this a few times a year. What should I pay for?
Probably nothing. The free plan allows 2 tasks a day without an account and 10 with one. If you want no limits, the $50 Lifetime founder deal is a one-time payment, limited to 500 seats.
How do I make a scanned lease small enough to email?
Open Compress PDF, add the file and pick Basic or Strong compression. If the lease came as several scans, merge them into one PDF first, then compress it.
Can I keep a copy of the lease safe with a password?
Yes. Protect PDF adds a password you choose. Keep that password somewhere safe, because we cannot recover it for you.
